Free 15-Minute Analysis

Tell us about your property and the price and terms you’re looking for. We’ll walk you through whether seller financing fits — no pressure, no obligation.

02

1–2 days

We Agree on Terms

Together we set the price, down payment, interest rate, and monthly payment schedule that works for you.

03

every month

We Make Monthly Payments to You

Once the agreement is signed, we close in a real estate attorney’s office and you start receiving payments directly, on time, every month.

04

end of term

You Get Paid in Full

At the end of the agreed term — or sooner if we refinance or sell — you receive the remaining balance in one payment and the note is settled.

How Seller Financing Actually Works

Seller financing means you sell the property and act as the bank. Instead of receiving the full price in one lump sum from a mortgage lender, the buyer makes monthly payments directly to you — usually with interest — under a promissory note secured by the property. You keep a lien on the home until the note is paid off, refinanced, or the buyer sells. If the buyer stops paying, you have legal recourse to reclaim the property, just as a bank would. The exact payment structure — the schedule, the interest rate, and whether the term ends with a final balloon payment — is worked out for your specific numbers and set out in the agreement, not decided in advance.

Meet Henry

Henry Gonzalez with his family

Hi, I’m Henry Gonzalez, a Miami local specializing in solving seller challenges since 2018. Over 118 families served!

I work directly with sellers to find a structure that actually fits their situation — no scripts, no pressure, just a clear conversation about what’s possible.

Not Sure This Is the Right One?

This is one of four ways I buy houses in Miami-Dade and Broward. If it does not match your situation, one of the others usually does.

  • Rent to own — a qualified tenant-buyer pays you cash up front and guaranteed rent, and closes at your full price.
  • Mortgage takeover — we take over the payments on an existing loan so the monthly loss stops.
  • All cash — the simplest and fastest, and always my lowest offer.
  • Compare all four side by side — real numbers on a $500,000 example home.

Frequently Asked Questions

What if the buyer stops making payments?

You hold a mortgage note secured by the property, the same way a bank holds a mortgage note. If payments stop, you have the same legal options a bank would. Florida is a judicial state, so the process is identical whether the lender is a bank or a private seller: a notice of delinquency, a lawsuit, a judgment from the court, and only then a forced move-out. An attorney handles it, and it typically takes six months to a year.

Do I get more money this way than a cash sale?

Often, yes. Because you collect interest on the balance over time, the total amount you receive can be higher than a one-time cash payout, even at the same sale price.

Can I still do this if the house has a mortgage on it?

Yes. A house with an existing mortgage can still be sold on seller financing. The real estate attorney closes the transaction using what is called a wrap mortgage, and we will walk you through exactly how that works on our call.

What if I need the money sooner than the full term?

Notes like this can often be sold to a note buyer for a lump sum if your situation changes, though usually at a discount. We can also discuss shorter terms upfront if that fits your goals better.

Is there any cost to me?

No. Working out the terms with you costs nothing, and there’s no obligation until you sign.

What if my house is already listed with an agent?

Yes. Seller financing works whether the house is currently listed or not. If the listing is close to expiring, we can wait for it to lapse, or, depending on your agreement with your agent, structure this as a private sale directly with you.

How fast can we close?

Once we agree on terms, closing can often happen within a few weeks. The transaction is closed by a real estate attorney and recorded with the county.
