Your House Has Been Sitting.
Here Is Why, and What to Do About It.
Ninety days on the market. Maybe more. Showings that go nowhere, an agent suggesting another price cut, and a mortgage payment leaving your account every month while the house waits. Read everything below — there are four ways out of this, and the right one depends on your situation.

In Miami-Dade and Broward that is not a sign you did something wrong. Homes here have been taking around three months to sell, inventory is up, and more sellers are pulling their listings than cutting their price. The question is what you do with the months in front of you.

Hi, I’m Henry Gonzalez, a Miami local buying houses in Miami-Dade and Broward since 2018. Over 118 families served!
A listing that will not move is one of the most common reasons a seller calls me. No scripts, no pressure, just a clear conversation about what is possible.
What a Price Cut Actually Costs You
Cutting the price is the first and most standard option, because it is the only tool a traditional sale has. But look at what leaves your pocket while you wait: the mortgage, the taxes, the insurance, the upkeep on a house you may not even be living in. Then the commission and closing costs come off whatever price you finally accept.
A lowball offer is usually the second option that finds you. It might come from a cash investor, but just as often it comes from an ordinary buyer who knows the house has been sitting. Either way the offer comes in well below your asking price, and it ends the waiting. That is the trade every seller in your position gets shown: keep your price and keep waiting, or stop waiting and give up the price.
There Is a Third Option
I buy houses on terms. That means you can keep your asking price and stop the monthly bleeding at the same time, because the money reaches you differently — some up front, some monthly, the balance at closing.
- Your full price. Not a discounted cash number.
- Cash up front, paid at the start rather than at the end.
- Guaranteed monthly payments while the agreement runs.
- No commission, no repairs, no showings. You are done listing.
The structure that fits a stalled listing most often is a lease purchase. Here is how it works, step by step →
A Listing That Expired, and What Happened Next
Victor H. was ready to retire to Puerto Rico, and the only thing holding him up was a house in Homestead that would not sell. His listing ran its full term and expired without a single good offer. The house was fine. The photographs were not, and neither was the strategy.
We put a qualified tenant-buyer in it at his asking price, with money in his hand up front and rent every month while the buyer worked toward closing. He retired on schedule.

This Is Probably You If
- The house has been listed 90 days or longer, or the listing has already expired.
- You have cut the price once and are being asked to do it again.
- The property is empty and costing you money every month.
- You would rather keep your price than trade it for speed.
And it is probably not you if you need every dollar in a single lump sum next week. In that case a cash sale is the honest answer, and I will tell you so on the call.
The Other Ways I Buy
A lease purchase is one of four. If your situation is different, one of these may fit better.
- Mortgage takeover — we take over the payments on an existing loan so the monthly loss stops.
- Seller financing — you act as the bank and collect monthly payments with interest.
- All cash — the simplest and fastest, and always my lowest offer.
