Tired of the Mortgage Payments?
We’ll Take Over the Payments.
A mortgage takeover means we step into your loan payments and take the property off your hands — no more monthly bills, no long wait to sell, and the loan kept current for as long as we are making the payments.

How a Mortgage Takeover Actually Works
A mortgage takeover (also called “subject-to”) means we take ownership of the property while the existing mortgage loan stays in place under your name. We make the monthly payments directly to the lender, on time, every month. This stops missed-payment marks from hitting your credit and removes the burden of the property from your hands. The loan isn’t paid off immediately — it continues being paid down by us according to its original terms — and you are no longer the one making the payments or living with the property. The loan is paid off at the time you and I agree to have it paid off, whether that is two years, four years or longer.
The loan remains in your name and your credit stays protected as long as payments continue being made to the lender. It is our contractual responsibility with you to make these monthly payments directly to the lender throughout the duration of the agreement. All details are written into the purchase agreement and will be explained in detail during the escrow process and again at the closing, which is executed by a real estate closing attorney and recorded with the County Recorder’s Office in your area.
You are encouraged to share our purchase agreement with your personal real estate attorney.
Why Sellers Trust Opulent Houses
- BBB A+ Rating
- Serving Miami-Dade & Broward Since 2018

Four payments behind and preforeclosure documents already served. We brought the loan current, took over the existing mortgage and she moved on without a foreclosure on her record.
Lisandra P. · South Miami
From Four Payments Behind to a Clean Exit
Lisandra P. was four payments behind on her South Miami condo and had already been served preforeclosure documents. The condo was worth about $364,000 with roughly $12,000 of equity, not enough to cover a sale. We brought the loan fully current with the $14,000 she owed, took over the existing mortgage and gave her $3,000 toward moving costs.

Facing Foreclosure? Here’s How We Can Help Right Now
If you’ve received a notice of default or a foreclosure date is approaching, time matters more than almost anything else. A mortgage takeover can often stop the process before it reaches auction — we bring your payments current, take over the loan, and protect your credit rating in the process. The earlier you reach out, the more options are available to you.

- Received a notice of default? We can often still help.
- Auction date scheduled? Contact us immediately — timing is critical.
- Already missed several payments? We can catch things up as part of the takeover.
Not Sure This Is the Right One?
This is one of four ways I buy houses in Miami-Dade and Broward. If it does not match your situation, one of the others usually does.
- Rent to own — a qualified tenant-buyer pays you cash up front and guaranteed rent, and closes at your full price.
- Seller financing — you act as the bank and collect monthly payments with interest.
- All cash — the simplest and fastest, and always my lowest offer.
- Compare all four side by side — real numbers on a $500,000 example home.
Frequently Asked Questions
What does “subject-to” or mortgage takeover actually mean?
It means the property changes ownership, but the existing mortgage loan stays in your name and in place. We make the payments every month going forward, on time, so your credit stays protected.
Will this hurt my credit?
No — the opposite. Missing mortgage payments is what damages credit. Once we take over, payments are made consistently and on time, which helps stop further credit damage.
What if I’m already behind on payments or facing foreclosure?
That’s one of the most common situations we help with. We can often move quickly to catch up payments and stop the foreclosure process before it goes further — timing matters, so the sooner you reach out, the more options we have.
Do I need to pay off the mortgage first?
No. That’s the point of a takeover — you don’t need equity or cash to pay it off. We take on the existing loan as-is.
Is there any cost to me?
No. The mortgage review and the offer are free, with zero obligation. If a takeover isn’t the right fit for your loan, you walk away owing nothing.
How fast can this happen?
Often within days, especially if foreclosure is approaching. We move as fast as your situation requires.
Ready when you are.
Tell me the address, what you owe and what you need. I’ll look at your numbers and show you which option pays you the most. No obligation, no pressure, no cost.
