Free 15-Minute Analysis

Reach out and tell us about your property and situation. We’ll walk you through whether a lease purchase fits, and we’ll also show you the other options worth considering if one of them suits you better. No pressure, no obligation.

We Place a Qualified Tenant-Buyer

We screen and place a vetted, pre-approved tenant-buyer in your home under a rent-to-own agreement, at the full price you set today. You have the final say over who moves in.

03

12–24 months

You Collect Monthly Rent

Guaranteed rent starts coming in every month while the tenant-buyer works toward closing. You keep the deed the entire time, until the house is sold.

04

about 30 days

Close at Your Full Price

Once the tenant-buyer completes their purchase, you close just like a traditional sale and receive the rest of your full price.

How a Lease Purchase Actually Works

A lease purchase means we place a vetted, pre-approved tenant-buyer into your home under a rent-to-own agreement, and you approve who moves in. You keep the deed until the house is sold. The tenant-buyer pays you a non-refundable option fee up front and then pays rent every month. Part of that rent can be credited toward their purchase — that credit is optional, but it is a strong incentive and it helps the house sell faster. At the end of the agreed term, they buy the house from you at the price you set today. If they don’t close, the property, the option fee and every rent payment they have made remain yours, and we can place a new tenant-buyer.

A Rent-to-Own That Closed in 37 Days

Victor H. had his Homestead house on the market for 180 days before the listing expired. He was trying to retire to Puerto Rico and the sale was holding it up. We placed a qualified tenant-buyer in 37 days on a $629,000 full-price agreement: 5 percent cash up front, $3,700 a month, 24-month term, no commission.

This is one of four ways I buy houses in Miami-Dade and Broward. If it does not match your situation, one of the others usually does.

Frequently Asked Questions

What happens if the tenant-buyer doesn’t buy at the end of the term?

If the tenant-buyer isn’t able to complete the purchase, the house, the option fee and every rent payment they’ve made stay with you. Nothing is lost. We simply place a new qualified tenant-buyer and the process starts again, while you keep collecting monthly income.

Do I still own the house during the lease period?

Yes. You hold the deed the entire time, right up until closing. The tenant-buyer is renting with an option to buy, not buying now — you’re still the legal owner and in control.

Can the tenant-buyer claim a stake in the house?

No, and the paperwork is built to prevent it. The lease and the option to purchase are two separate documents, not one combined agreement, so renting never blurs into owning. The tenant-buyer signs that the option fee is non-refundable and strictly buys them the right to purchase, and the documents are notarized.

What exactly is the option fee?

It is what the tenant-buyer pays for the right to buy your house at the agreed price. It is not a down payment, because no sale has happened yet. If they do go on to close, their lender will usually credit that money toward their down payment at closing, but until then it is simply the fee they paid for the option, and it is yours to keep either way.

What if my house is already listed with an agent?

That’s fine. A lease purchase can start once your listing ends or expires, and if the listing has stalled we can often move faster than waiting out the remaining term. Your agent stays in the loop on timing, but finding the tenant-buyer doesn’t require an active listing.

How is this different from a cash offer?

A cash offer usually means accepting less than your asking price for speed. A lease purchase works the opposite way: you get your full price, cash up front, and guaranteed monthly payments — the trade-off is that closing happens over 12–24 months instead of immediately.

Is there any cost to me if I don’t move forward?

No. The 15-minute call and the lease purchase offer are both free. If it’s not the right fit, you walk away with nothing owed and no pressure to list with us.

How fast can this happen?

Most sellers get an offer within a day or two of our first conversation, and a qualified tenant-buyer is often in place within a few weeks — compare that to months of showings with no offers.
